Zillow cost per lead calculator

Enter your monthly spend and lead count. See your raw cost per lead, then see what it actually costs once other agents split the same contact.

Zillow Premier Agent commonly sells a lead to 2 to 4 agents. Check your own market.

Your Real Numbers

Raw cost per lead $0
Effective cost per exclusive-equivalent lead $0

Effective cost multiplies raw cost per lead by the total number of agents competing for that same contact, since a shared lead splits your real shot at winning the client across everyone who gets it. This is directional math, not a number Zillow publishes.

I run exclusive Meta ads for real estate teams instead. Every lead goes to one team. Nobody else gets the same contact.

What your Zillow cost per lead actually hides

Zillow Premier Agent shows you one number: total spend divided by leads delivered. That number looks clean. It hides the part that matters, which is how many other agents received the same contact at the same time.

This gap is why two broker-owners can pay the exact same rate per lead and get completely different results. One is buying an exclusive shot at a real buyer. The other is buying a fraction of a shot, split three or four ways before the phone even rings.

A raw cost per lead of $50 sounds fine. Then you learn the contact also went to three other agents in your market. Now four people call the same buyer within minutes of each other. Whoever answers first usually wins the appointment. Spend on the lead did not change. Your real odds of winning it did.

This calculator does two things. It shows the raw number the portal reports. It also shows an effective cost, which multiplies raw cost per lead by the total agents chasing that contact. A $50 lead split four ways behaves like a $200 lead against a genuine exclusive shot at the client.

Home sellers have already lost real money to non-exclusive situations. Home sellers lost $1.36 billion to off-MLS listings between 2023 and 2025 (Source: Zillow, 2026). That number covers a different mechanism than lead sharing. It points at the same pattern. When a contact is not handled exclusively, value leaks out of the transaction for someone.

Broker-owners buying portal leads face a version of that same leak every month. You pay full price for a contact. Then you split the outcome with competitors you never agreed to work with. Running your own numbers through this calculator is a first step in deciding whether that math still works.
